There used to be 171 home builders in Vegas; now there are 40 and more are leaving every quarter. Builders need to drop inventory, thus they compete strongly against after-sale homes on the market by offering mouthwatering upgrades at no cost. One day that will change. But today, if you have the down payment, you call the shots. Everyday the criteria for a mortgage loan slips back, down payments decrease, credit scores drop. Reality is - these homes must be sold.

Buyers markets are sweet if you are buying. Home builders offer lots of free upgrades; home owners are busy lowering their prices and are willing to do anything to make the sell. Why? Because they might very well own a number of homes and are seriously hurting as their mortgages rise while their current market value is falling. Florida is also having a rough time. Lots of sellers are just walking away from their homes as they can't be sold, nor can they afford to pay the mortgage any longer.
